Manager, New Homes

The primary focus for this role is the communication and management of multiple concurrent projects at different stages. This position will work with the primary Operations and Sales stakeholders to develop comprehensive action plans for project coordination throughout the life cycle of a project. The New Homes Manager will be responsible for ensuring all deliverables and timelines are met to ensure a successful project.

  • Ensure a high level of customer service at all the stages of the project; development and planning, sales, after-sales, selection, etc.
  • Liaison between the various parties involved in a New Home Project, including but not limited to;
    • Builders
    • Lawyers
    • Architects
    • External marketing firms
    • Property management companies
  • Attend all builder meetings as required
    • Schedule required a meeting between various parties as required
    • Prepare meeting agendas
    • Prepare meeting minutes
    • Update work back schedule as needed base on meeting discussions
  • Participate in the review of all key deliverables including but not limited to;
    • Marketing deliverables
    • Floor plans
    • APS and Condo Docs
  • Assist in developing a detailed work back schedule that identifies all critical key activities needed to complete the project
  • Ensure project deliverables are on time - monitor the progress of the project make adjustments as necessary
  • Establish a communication schedule to update the Management Team on the process of the project
  • Develop and maintain project documentation including a ticket tracking system, timeliness and project status documentation
  • Contribute to sales and marketing strategies, campaigns and events with New Home Sales Team and Marketing 
  • Assist in coordinating the selection process
  • Ensure daily reporting is sent to all key project stakeholders on the number of sales
  • Coordinate all Sales Events, including but not limited to;
    • Attend all Sales Events
    • Event flow 
    • Set up the sales office (filing system, printers, computers, etc.)
    • Resource planning and task assignment
      • Sale staff
      • Admin support
      • Crowd management
      • Greeters
    • Print all necessary documents
    • Vendor management (catering, entertainment, etc.)
    • Deal processing during all Sales Events
  • Extensive knowledge of all Sites and project
    • Pricing
    • Floor plans
    • Incentives
    • Marketing initiatives
  • Strong knowledge of competitors’ projects both locally and regionally
    • Weekly/monthly site visits and launch attendances for competitive analysis (pricing, incentives, marketing initiatives, etc.)
  • On-site training and coaching for New Homes Sales Agents/Sr. Site Manager(s)
    • Help develop/strengthen closing skills
    • Creative sales initiatives
    • Scheduling and Time management
  • Weekly Site visits to ensure all models/sales offices are up to Company standards including;
    • Proper and well-maintained signage with correct information
    • Open house signage is placed during all open house hours 
    • Marketing packages are current and up-to-date with current pricing, inventory and incentives
    • Ensure property sign-in of visitors
    • Conduct ‘surprise visits’ as necessary
    • Sales Representative on-site scheduling 
    • Overall inventory management
  • Develop creative and strategic sales and marketing plans for existing sites and new to launch sites to achieve target sales
    • Develop new marketing initiatives (ie. social media campaign, email marketing, etc.)
    • Develop new sales initiatives (ie. new promos and promotions)
    • Develop ‘on-the-floor sales tactics
  • Work closely with B2B coordinator on new sales and marketing initiatives for cooperating brokers
    • Outreach/recruiting to new and existing key contacts
    • On-going relationships fostering of B2B network
    • On-the-ground point of contact
    • Participate in sales presentations (ie. roadshows, virtual presentations)
    • Identify and capitalize on new business opportunities
  • Weekly reporting to all Builders on leads, appointments, deals and marketing initiatives
  • Have extensive knowledge of all leads, appointments and deals for all Sites
    • Report on the conversion rate of a number of incoming leads, outbound calls, appointments and deals
  • Provide weekly reporting on site performance both sales and Sales Representatives performance
  • "Leading and Managing" New Homes administrative team
    • Assist with scheduling and time-off requests/appointments

    • On-boarding new sites to the administrative team

    • Reviewing and overseeing documentation

    • Initiate marketing initiatives
    • Assist in coordinating marketing initiatives including but not limited to emails/newspapers
    • Review and approve all new homes marketing
    • Weekly review all off-sites with marketing 
  • New Homes "Room
    • Order display boards
    • Organize inventory on display boards
    • Organize the room and make sure everything organized  
    • Organize "Builder meetings" including but not limited to ensure everything is ready to go/ order food etc
  • New Homes Pricing
    • Assist VP of Sales with pricing and feedback
  • Deal Portal 
    • Ensure accuracy and functionality
    • Onboard new projects  
  • Sales
    • Ensure accuracy of spreadsheets/deal portal to ensure accuracy of sales
