New Home Cheques

Process for Agent Support when receiving new home cheques.

  1. Receive cheque from client(s) or the mailbox 
  2. Ensure cheque has the following information on it:
    • Unit number
    • Project name
    • Tower number -- if applicable
    • **If the cheque has nothing on it & you are unsure what it is for, you can search the folders in the Google drive for the APS for the client details**
  3. Copy the cheque
    • If it is a single cheque, copy it onto letter paper
    • If it is 2 or more cheques, copy onto legal paper
  4. Scan cheque(s) to the applicable file under the correct unit number
    • Under “Deals” in my drive: Elora, Elevate, Bright, Society
    • Under Shared Drives: Havn, Gaslight, South Point,(2021 Deals) 
    • Young Condos,(2020 Deals) 
    • Please save the cheque as follows: (Example: 224-Deposit Cheque)
      • Unit#____-Copy of Deposit Cheque
      • Unit#____- Copy of Cheques 2-4
  5. Staple cheques to the copy you made
    • Staple cheques in order of date
    • Put in applicable folder (e.g., we do folders for Elevate, Young Condos, Elora Mill, since we hand cheques off/mail them to other people

Example of Deposit cheque for New Homes:

  • Please ensure cheque is made out to the correct payable too including spelling is correct
  • Date is correct
  • Amount
  • Cheque is signed
  • Please ensure project name and unit number is on the cheque (this can go in the memo line)


How to Differentiate Cheques for Different Projects

Each Project will have different payees on each cheque. For example:

  • Miller Thomson LLP In Trust
    • Gaslight, Bright
  • Harris Sheaffer LLP In Trust
    • Young Condos, Society 145

    • LivSmart
  • Ritz Homes
    • South Point
  • Elora South Inc
    • Elora Mill Selections
