An agent may ask you to prepare an offer for them when they are representing the buyer. You must prepare the APS, COOP, Buyer Rep, and WWR

Collect information from the agent on the price, conditions, buyer’s name, close date, irrevocability and open the property listing on Matrix

In another tab, open Matrix and go to Webforms

Create a transaction and title it the property name, template is residential or commercial offer, import data from board (typically Kitchener-Waterloo), put in MLS number (this will auto-fill some information from the listing), and add me as co-operating salesperson, press create

Add in all information:
a) APS

Inclusions/exclusions/rental items and deposit can be copied from the listing unless otherwise specified

Deposit is paid upon acceptance and payable to the listing brokerage

Title search date is 14 days from closing date unless otherwise given

The agent will let you know which conditions to include, they often send you a past offer to copy the conditions, the rest of the conditions can be deleted form the Schedule A
Schedule B
- Some brokerages also require a schedule B to be included, if this is the case you must add B to page 1 line that says Schedule(s) ________
- Save the Schedule B attached to the listing (under supplements, small paper icon to the left of the photos on the matrix listing), fill in the names and send this to the agent with the rest of the offer paperwork
b) COOP

Fill in info on buyers and sellers

Typically check 1a) and 1 (listing agent represents sellers and not buyers)

Check 3a) to say co-op agent represents buyer

Input commission as given on the MLS listing
c) Buyer Rep/WWR

Once completed save all the forms as PDF and email to the agent. Ask them to read them over and let you know if anything needs to be changed.
