The 3 Investor Path

Several roads can lead to success through real estate.

Here are some pathways that we recommend:

  1. CLASSIC INVESTMENT

    By far the most common path for our clients, we will educate you on real state investing and help you find the ideal properties for your goals.

    Self-managed: With a bit of guidance from our team, you rent out and manage the property on your own.

    Turn-key: Own real estate and leave the leasing and management to our team

  2. GROUP BUY

    Group buys allow individuals to use group leverage to purchase property at a discounted rate.

    How it works: We negotiate with builders to give us the exclusive right to see, at significant discounts, a certain number of the homes or condos they plan to develop. It is typically an all-or-nothing deal - in other words, all units must be sold to lock in the prices.

    Benefit: In addition to the other advantages of long-term real estate investments, by purchasing property below market value, your net worth gets an immediate boost.

  3. BE THE BANK

    This is a total ‘hands-off’ opportunity that usually appeals to those who have money available (in savings, RRSP, etc) and want to benefit from real estate projects, without a lot of the responsibilities of ownership.

    How it works: Investors often work on real estate projects that could benefit from extra capital. In many cases, real estate investors will seek ‘private lenders’ to access such capital when banks are no longer an option. In this case, you are a private lender.

    Benefit: The interest you earn on the money you loan out of these projects is often several times higher than what you would earn by keeping that money in a savings account.
