New Worksheet - DocuSign Process
Prepare DocuSign:
- Navigate to https://docusign.com and login:

- Username: newhomes@regorealty.ca
- Password:
- Click New > Send an Envelope
a. Upload Pre-Filled Documents from Google Drive > Shared Drives > Rego Realty Deals > New Homes Deals > Westwood Village
Upload the Documents in the following order:
i. APS
ii. Schedule M (only applicable when assignment clause is being added)
iii. Confirmation of Co-operation
iv. Buyer Rep, WWR (Buyer Rep + WWR only applicable when Rego agent represents the buyer)
b. Select Template: Westwood Village
i. The Template should automatically pop-up like the below screenshot:
ii. However, if it does not automatically pop-up; you can select the dots located on the APS document and hit Apply Templates
iii. Select the desired template and click 'Apply Selected'
c. Enter the purchaser's name and email address from the worksheet in the designated purchaser fields
- Remove any additional purchaser fields that are not required by clicking the garbage can (example: only 1 purchaser on the worksheet, therefore purchaser 2 + 3 can be deleted).
- Fill in the cooperating agent's details in the 'CC 1' Box as they will need to sign the cooperating agreement.
- The signing order should be as follows: 1. Cooperating Agent. 2. Purchaser #1 3. Purchaser #2 4. Vongdeuane Kennedy (vong@regorealty.ca)
d. Click 'Next' and navigate to the Agreement of Purchase and Sale.
i. Where it says 'Address' insert the civic address.
NOTE: TO figure out the civic address, navigate to Google Drive > Shared Drives > New Homes Deals > Westwood Village > Documents > Siteplans > Civic Numbers
Locate the lot number (black number), and the corresponding red number will be the civic number. Then, locate which street the home is located on. Write the address as: (Civic Number (Street Name); spelled out fully.
ii. Next, fill out the frontage and depth where highlighted below.
NOTE: To get the frontage and depth, navigate to Google Drive > Shared Drives > New Homes Deals > Westwood Village > Documents > Siteplans > Lot Sizes
The frontage is indicated by the yellow highlight and the depth is indicated by the pink highlight below.
iii. Next, indicate the irrevocability. Offers are irrevocable until 11:00pm 3 business days from the date the offer is sent.
iv. Fill out the completion date; this will be the closing date. Please ensure that this date is a weekday and does not fall on any major holidays. Typically, the agents will let us know what closing date to do.
v. Navigate to the second page of the Agreement of Purchase and Sale. On the buyer signature line where it says 'Dated at ____________'; fill out the city the buyer is signing in by looking at their home address on their ID.
vi. Fill in the Cooperating Agent's brokerage and phone number where indicated.
vii. Navigate to page 8 of the Agreement of Purchase and Sale. Fill out the Tarion Critical Dates with textboxes using the TARION DATE CALCULATOR:
a. Select 'Freehold Tentative'
b. Enter the completion/closing date
c. Fill in the corresponding dates in DocuSign with textboxes.
viii. Navigate to Page 9 of the Agreement of Purchase and Sale.
a. Note the municipal address (from Page 1 of the Agreement) where it says 'Municipal Address' under Property Description. No postal code is required
b. For c), ask Vong about this and circle yes or no depending on her answer
For d), commencement of construction has occurred ONLY FOR BLOCKS A & F. If you are doing an offer in one of these blocks, please use an 'x' to check off the has occurred bubble. If commencement of construction has not occurred, please use an 'x' to check off the 'is expected to occur' bubble, and fill out date as one day before the NOTICE PERIOD FOR A CLOSING DELAY NOTICE TO SET SECOND TENTATIVE OCCUPANCY DATE. In the above example, it would be December 29th, 2022.
ix. Navigate to Page 11 of the Agreement of Purchase and Sale. Below Condition #2, indicate the condition (Financing, Sale of Buyer's Property, etc)
